Homeowners insurance.

Anyone have issues with homeowners insurance and the coal boiler?

My friend works at an insurance place and says it's hard to find coverage.
Never thought of that.

My wife is the office manager at Nationwide. Stoves are considered "supplemental heat" and are frowned on. Boilers and furnaces are considered "conventional appliances." As long as it is installed properly and to code there should be no issues.

My home owners insurance is through Erie. They had no issue with my EFM.

We have had Erie insurance since dad bought the house in 1968.
Reason we have erie is because of coal heat. dad told me once that other companies turned him down because the house had a hand fired coal furnace and 60 amp electric.
just upgraded the policy last summer when the garage was built, dad had made zero changes in 50 yrs lol.

My building is commercial, basically 8,000 ft of garage with an apartment upstairs. So far I haven't had a problem with insurance. I heat with EFM stoker boilers. Some companies told me that they were fine with stokers but they wouldn't cover hand fired. Not sure if it was due to fire/explosion risks, or worries about freeze-ups. I asked a couple insurance guys but they didn't know the reason why .

I think the big reason is that hand-fired boilers can also burn wood - and wood means chimney fires.

Yeah chimney fires or no joke. Back in the sixties we lived a few miles down the road from a creosote plant that made telephone poles and whatever. Now and again my grandfather would get a load of the cutoffs and burn them to heat his shop. One night he had a chimney fire and it sounded like a jet was taking off. I went outside and there was a huge flame coming from the top of the chimney and there were big fiery balls shooting into the night sky and landing like a hundred feet away in the neighbor's front yard.

Then the fire department showed up and one of the firemen shot my grandfather's big CO2 fire extinguisher into the stove. My grandfather got mad at him and cursed him out for wasting his fire extinguisher. Different times then

I just recently went through this myself. We had a lapse in coverage though so an inspector from State Farm came out. He revoked our policy because of the coal furnace. We ended up with an out of state company that insured everything from homes with outdoor wood furnaces to indoor multi fuel. If for some reason your local agents would decline there are a lot of options. I actually ended up with a higher coverage as a result.

I have AllState home insurance. they cover the broken boilers if they broke down due to a listed peril in the policy, but they will not be covered if they broke down due to a disaster excluded from the policy, our own neglect, or wear and tear. GBWhatsApp APK
