Pressure changes in Boiler - Pressure Regulator

I'm trying to figure out if my water pressure regulator is working correctly. I set at 12 PSI when the boiler was cold. After I brought it up to temp the PSI increased some. The pressure fluctuates because sometimes it's a little lower also.

The pressure regulator was from an old boiler and didn't work until I took it apart and cleaned it. It seems to be working for the most part. The times I have filled it it goes to 12 PSI and stops. I'm just trying to figure out if it's ok to fluctuate and if so what PSI range is acceptable. Thanks

If your expansion tanks air bladder was not filled to a measured 12 PSI at the same time as your system being cold filled to 12 PSI, that alone will cause more noticeable pressure fluctuations.

And if the expansion tanks air bladder is compromised you will see pressures go up as the boilers temperature goes up.

When you close the valve to your boilers water make-up line does it retain pressure (with fluctuations) or lose pressure over time?

3-5 # change is fairly normal. As the temperature changes, the pressure will too.

The pressure tank is new. The boiler is shut down right now and it seems to hold 12 psi with the regulator in place. I've seen 16 psi when it's hot which I assumed was ok but wanted to make sure.

I'll take better notice when I fire it up again in a few days. Thanks

Mine acts the same way...creeps up a few psi when going from cold to operating temperature.
