Here is the mixing valve I'm using. I saw this plumbing store today. Didn't have time to stop in but I'm going to check it out soon.

That setup sure is great. Is that brass steam gauge an Ashcroft duplex gauge? That is a nice steam header. Simply amazing work.

That plumbing supply store sign looks to be vintage, but kept up over the years.

His Axeman's coil is probably 2-2 1/2 times the rating of his well pump, I doubt a buffer would be needed unless he opens a car wash.

That mixing valve looks just about identical to this one.. I used the Honeywell AM-1 for my floor heat mixing.

I used several Caleffi products...back-flow preventer, pressure-reducing/fill valve and their air separator. But I already had a new thermostatic mixing valve by Watts that I used for coming out of the Indirect DHW tank. Here is what they look like...WATTS-THERMOSTATIC-MIXING-VALVE

That would be great. This way while our cars are getting washed, we can go on a tour of the boiler room and see the 260 in action. Count me in!

Vamp, what a great idea!!! I think I'll plumb a hot water line right to the outdoor faucet near the driveway. I've got my pressure sprayer to set up and hot water would be nicer than the usual cold.

Vamp, Coaledsweat and any one else who needs a good car wash, especially from these salty roads, stop on by for a thorough wash down, a tour of the boiler room and some cold beverages. Maybe some slow cooked ribs from my new smoker too. I like to "steam" them prior to the smoke!

I would be carefull with sending too hot water to a pressure washer. Are you sending it tempered ? My pressure washer is not to be left idle long without running water threw it to cool the pump, it could (?????) shorten the pump's life. There are steam jennys that heat the water for steam pressure washing, but I would thing they are designed for the heat.

Nice looking job! Two questions:

1) Why not use a drop header?

2) There is a McDonnell low water cut off that mounts right in the fitting; is it not available?

Scroll down to Townsend's pictures and you will see the drop header on the 260 of his. Really outstanding job.

Townsend, If I decide to put the boiler on the inside and go with steam, will you send along the dimensions of all the near boiler piping? This way I can have it cut and threaded for me as I don't have any tools to thread any steel pipe greater than 2.5".

No problem, I'd be happy to send you any dimensions you need. You'll have no trouble with only being able to thread 2.5" and below. You can easily buy assorted lengths of threaded 4 inch nipples and fittings to build the header without having to thread them. Glad you're sticking with steam!

Here are some videos of the skimming job I did today. I had skimmed when I first installed but I wanted to do a very thorough job so I spent about 4 hours doing it today on a day off from work.

After a few beers into it I felt like teasing Rob and Mike (Pacowy) a bit.

I think it came out very nice. The house cooled down, it's snowing here now and I fired up the boiler now that I've completed the job. It is warming up quite nicely!
