So it's getting colder here in SE Michigan and my propane furnace has been running more than I'd like with 23 ton of coal sitting on the concrete. I had 2 ton of leftover pea from last year which was stored inside. Wife wanted me to hang some visqueen and I thought I had some in stock. Turns out I didn't and thought well it's only 2 ton, I'll just clean up whatever mess it makes. Make a mess it did, had coal dust cover just about everything on the first floor. The worst part about the cleanup was I couldn't just wipe it with a wet rag, it still left and black dust residue, had to go right behind it with a dry towel to get it all. Didn't find that out till AFTER we did the 420sqft tile kitchen floor....all on hands and knees of course. I think I got the main floor done last night but need to do every square inch of the basement. I am going to get some wood and seal the storage bin 100% before I add any more. To add insult to injury, there was a 2" trailer ball on my bobcat fork before adding the first ton, it somehow disappeared and wasn't in the path of travel from the barn so there is only one place it could have went....yup right in the super sack. So I'm sure the auger will find it! I think from now on I will soak down the coal before I put in in also...

Is there any way to install or rig an exhaust fan through the rim joist when you load the bin?

Yup! devise a method of having a negative pressure in coal bin during reloads.

Yes I will definitely do this plus seal off the bin. I will not go through this again!

One of my biggest reason for putting the boiler out in its own building when I built this new house… no dust, smell, or noise in the house.

I will eliminate the dust, previously when I loaded the bags were still wet and it wasn't an issue. No smell that I can tell but I'm sure you heard a jet fighter take off with full afterburner......that is the rumble I hear when it cycles but I am an aviation nut so I love it. It's subtle but present if that makes sense. I thought about putting it back out in the barn but my wife would kill me, she loves her laundry room (shared with boiler) at 85 degrees all winter!

85 degrees?! If the wife likes it I guess no need to change anything, but that seems a bit much. Is there a lot of exposed piping in the boiler room?

Probably 15' of 1 1/2" sch40 pipe. It fluctuates, 85* is when it runs a little harder. Right now with milder temps when the cycles are farther apart its high 70's. I really like it however, the entire basement is nice and warm, used to be really chilly. Like you guys said, all the heat is in the house and you can feel it through the floor on the first level.
