An EFM is a little easier in this regard, because each "tooth" on the stoker is a known feed rate. Plus I normally leave it at the same setting.

Well, looks like time is up for this thread lol. It's the last day of December and it's going to be way below average temps. The high not getting out of the single digits and tonight could be the coldest night so far this season. Last night showed -10 on my ol reliable analog thermometer. Here's a pic of that frozen tundra I was anticipating on the opening post lol.

I am not sure how cold it was this morning, but it was "up to" -3 at 1 pm.

Luckily I haven’t had to step foot out of this 76 degree House, although I do have to venture out to fill and check the boiler this afternoon.. lol

This kind of weather is always stressful to me as i have rental properties ,some with oil heat. People tend to let the oil run out at the worst times. Iv found myself scrambing to restart dry oil burners in the worst weather and driving conditions. Some time they dont even let you know until the water starts spraying from the broken pipes. Had a girl one time ran out of oil, so went to stay with her mother for a week ,never even called me. Nice thing about coal is you can see exactly how much you have left.

I always thought oil was pretty easy. Sign up for auto delivery and forget about it. Of course that only works if you pay your bill..which many tenants do not, or don't have any credit in the first place.

A friend of mine owns a large mobile home park, and he has been through everything you just described. He said his best rentals on the ones that are lot-rent only (tenant owns the trailer), or the trailers he owns with electric heat.

That is just 1 of the problem that absentee landlords face. I could never be a hands off landlord , i like to protect my investment.

5* this am, made it all the way up to 10* & windy,forecast high was 19* haha, it is now down to 5* & dropping. A very cold ending to 2017.

Even if the rental is next door it can be tough, especially if the tenant is ignorant about cold weather and heating. I know one man that was renting half of his duplex to a college girl. She went home for Christmas and turned off the heat. She thought she was doing him a favor...instead she froze the bathroom and washing machine. He did not know anything was wrong until he saw some water dripping into the basement, because all was well on his side of the building.

I have a small rental house about 50' away from mine, I rent it with heat included and charge accordingly. I have yet to feel like anyone has abused the heat, and thank goodness I have had people that grew up in the North Country and know to leave the sink cabinet doors cracked on a bitter night, etc.

This has been a Real Thriller ! Received,at no additional charge,another foot of "Ohio White" through last night into this morning. Kinda Christian if You ask me compared to what those Eskimos in Erie,PA. have been getting nailed with ! We delved into a Very Balmy 16* for the high today....Not Shabby considering. We're in the Everglades compared to what You Mukluks are getting North and East of Us ! Strap It On and In for the week ahead as these temps just want to hang around..... Hell,maybe Lake Erie will actually freeze hard over so that We stay cold into June ! Happy New Year's,Gang ! Also,Don't Tell A Soul,But Today's The Bride And I's 29th Wedding Type Anniversery !
